How ChatGPT and other AI assistants find a property agent

More buyers now ask an AI assistant who to call before they open a portal. How those tools find their answers, and what makes a property site readable to them.

Picture a young couple in Hyderabad, both working in Gachibowli. Instead of scrolling a portal, one of them types into ChatGPT: "We want a 2 BHK to rent near Gachibowli, under ₹35,000, pet friendly. Which agents should we talk to?"

The assistant writes an answer. It may name a locality or two, suggest what to ask, and sometimes point to specific businesses or websites. The question for you is simple. When that happens, can the assistant even see you?

Nobody can promise that an AI assistant will recommend a particular business. These tools decide for themselves, and they change often. But you can make sure your site is readable to them, which is more than most property businesses have today.

Where the answers come from

AI assistants answer from two broad sources.

The first is what they learned during training: a large snapshot of the public web, taken some time in the past. If your business was barely mentioned online before that snapshot, the assistant has little memory of you. You cannot change this quickly.

The second, and the one that matters for a local business, is live search. When a question needs current or local facts, assistants like ChatGPT, Perplexity and Gemini search the web, read a handful of the pages they find and write an answer from them, often with links to their sources. They search using an index of the web, sometimes their own, sometimes one belonging to a search engine.

So in practice an assistant finds a property agent the way a very fast, very literal researcher would. It searches, opens a few pages and reads what they say.

Why many property sites are invisible to them

Here is the catch. When an assistant opens your page, it usually reads only what your server sends. Most of these tools do not run the code that many modern websites rely on to fill in their content after the page loads. If your listings, prices and phone number are filled in by that code, the assistant sees an empty shell.

A quick test: turn off JavaScript in your phone browser's settings and open your site. If the listings or the phone number vanish, an AI assistant probably cannot see them either.

Other common reasons an assistant skips a site:

  • The key facts sit inside images or PDF brochures, not in the text of the page
  • The site blocks AI crawlers, sometimes by default through a hosting or security service
  • No page clearly says who you are, where you work and how to reach you
  • Listings say "call for price" and "prime location" instead of giving facts

What makes a site readable to them

None of this is a trick. The things that help are the same things that make a page clear to a careful human reader:

  • Pages that arrive complete from the server, with the text already in them
  • Each listing stating its price, carpet area, BHK, locality and city in plain words
  • Structured data, a hidden label that states those same facts in a fixed format machines read directly, explained in structured data for brokers
  • An about page and a contact page that name your business, office address, phone and the localities you cover
  • Your RERA registration shown wherever it applies

Consistency helps too. If your website, your Google Business Profile, your portal profiles and your social pages all give the same name, address and phone number, anyone piecing together a picture of your business, person or machine, gets the same one. Answer the questions buyers actually ask

Assistants are answering questions, so pages that answer questions are useful to them. Think about what people ask you on the phone every week. Is Vijayanagar good for families with school-going children? What is the usual maintenance in a gated society in Whitefield? How long does it really take to get from Kothrud to Hinjewadi at 9 in the morning?

A page on your site that answers one of those honestly, in your own words, from your own experience, is exactly the kind of source an assistant can quote. A page of general praise for "prime locations" is not.

What to do this week

  • Do the JavaScript-off test on your home page and on one listing page
  • Ask your website provider whether AI crawlers are blocked in your robots.txt, a small settings file every site has that tells crawlers what they may read
  • Check that your business name, address and phone number match across your site, your Google profile and your main portal profiles
  • Write one page answering a question clients keep asking you

Then ask ChatGPT or Perplexity about your locality and the kind of property you deal in, and note who they mention. Ask again in a few months.
