Don't delete sold listings: why they keep working for you

Deleting a sold listing throws away a page Google already knows and the proof that you close deals. Mark it sold instead, and let it keep bringing you enquiries.

The deal is done, the token is paid, and the listing comes down. Plenty of brokers delete sold or rented properties from their website the same week, to keep the site looking fresh. It feels tidy. It is usually a mistake.

A listing that has been live for a few weeks has been doing quiet work. It may have been found by Google, shared on WhatsApp, and seen by people who never called. Deleting it throws all of that away, along with the best evidence you have that you actually close deals.

What you lose when you delete

Three things disappear when a listing is deleted.

The page itself. If Google has already found it, the page may have been showing up for specific searches, the kind that name a society, a locality and a configuration. Once it is deleted, the address returns an error. Anyone who clicks it from a search result lands on a dead end.

The links to it. Every time you shared that listing, the link went somewhere. Clients forward links to family, and those forwards live on in chats for months. Now they all break.

The record. A site with four live listings looks like a small operation, whatever your real track record. A site that also shows the flats you have sold or let in HSR Layout over the past two years tells a buyer, and a seller, that you know this area well.

Mark it, don't hide it

The fix is to change the listing's status, not remove it. When a property sells or rents:

  • Change the status to Sold, Rented or Under offer, clearly, near the top.
  • Keep the photos, the description, the area and the locality.
  • Take it out of your available listings, search filters and featured spots.
  • Ask the seller whether the asking price may stay visible. Many would rather it did not, so hide it by default.
  • Never publish the buyer's or tenant's name, or the final price, without clear permission.

The one thing worse than deleting a sold listing is leaving it marked available. A buyer who calls about a flat that sold a month ago feels baited, whatever your intentions were. If you do nothing else, change the status on the day the deal closes.

Turn a dead end into an enquiry

A visitor who lands on a sold listing was interested in something very like it. That is a warm lead, as long as the page tells them what to do next.

Add a short line under the sold notice: "This flat has been sold. We regularly have similar 2 BHKs in Kothrud. Tell us your budget and we will let you know when one comes up." Show two or three similar listings that are available now. For a rental, say when it was let and invite them to register their requirement.

This works because the visitor has already told you, just by landing here, what they want: the locality, the size and roughly the budget. You are simply giving them a way to say so.

What happens in Google

Google tends to keep showing pages that still exist and still look useful. A sold listing with good photos and a clear description can go on appearing for its own specific searches. That is fine, as long as the page is honest about its status and points visitors to what is available.

Over time, your sold and rented listings build up a history in each locality you work. That history is useful to buyers, and it is the raw material for locality pages buyers actually search for.

If a sold listing ever becomes truly irrelevant, perhaps because the building has since been redeveloped, set its address to forward visitors to your page for that locality. This is called a redirect, and it is far better than leaving a dead link.

A sold archive is a portfolio

For sellers, your sold listings are the most persuasive thing on your site. An owner in Indiranagar deciding which broker to call wants to see that you have sold flats in their area, recently, at sensible prices. Your job this week

Look back over the past year and list the properties you sold or let. If any of them are still marked available on your site or on a portal, fix those first. Then, for the three or four most notable deals you deleted, ask the sellers whether you may recreate them as sold records, with photos and without the final price. Finally, set yourself a rule: a listing's status changes within a day of the deal closing, every time.
